In addition, we continuously monitor a limited number of specific premium properties and developments in Dubai and Abu Dhabi. Only when an opportunity meets our selection criteria do we bring it to attention and, where possible, make it available through our network.
The real estate market in the UAE is developing rapidly and the supply of new projects is extensive. We therefore deliberately take a selective approach.
We look beyond the property itself and focus on the fundamentals that can support future demand.
We also assess the relationship between future demand, new supply and scarcity. A large volume of new housing without sufficient additional demand can put pressure on prices and rents. We therefore want to understand:
Who will rent or buy the property in the future
How much competing supply is being developed
What genuinely differentiates the location or the individual asset
Beyond location and demand, every opportunity is assessed on:
Purchase price
Developer quality
Construction quality
Service charges
Rental potential
Future resale potential
Our view of real estate in the UAE has developed through our own investments in Dubai and Abu Dhabi.
We therefore assess new opportunities first and foremost from the perspective of an owner.
We do not aim to offer every new project. We prefer to study a limited number of locations and developments in depth, where we understand the underlying fundamentals.

Some opportunities become more attractive when knowledge, capital and interests are brought together. This may apply to larger assets, multiple units within one development or other investments where scale can create additional advantages.
